The Second Studio (formerly The Midnight Charette) is a podcast explicitly about design, architecture, and everyday life. Hosted by architects David Lee and Marina Bourdelone, it features unscripted conversations between a variety of creative professionals, allowing for thoughtful input and personal discussion.

Traditionally, architects have played this role. [of the owner’s representative] And I think sometimes there will be conflicts between architects and GCs. I think it makes a lot of sense for the contractor to have someone at the owner's seat to help manage their own work and reduce conflicts with the architect and the aesthetics and direction of the project. In some cases, these people can come into conflict with the client, so it is beneficial and great to have an unbiased third party manage them on behalf of the client. (18:26)

The biggest blind spot for clients is not defining their goals properly at the beginning and not investing the time upfront to achieve them. Many clients acquire a property, ask a friend where they used it, call their architect, and then begin work. But I think it's really important to think long and hard about what the goals of the project are. Is this your home for the next five years or forever? Do you want it to be used by multiple people, such as your family or grandchildren? I can really understand what this means. And do your due diligence and obviously it can help. (38:54)

There will be a closure or handover stage and we will be working diligently with everyone at the end of the project to expedite completion of construction. We commission systems and train our clients or their teams on how to operate their homes. We also ensure that you have all the appropriate maintenance contracts and service items that you will need once you move in, as the project isn't really over once it's completed. (01:07:13)

Any type of project may require an owner representative, including commercial, healthcare, cultural, hospitality, historic homes, and luxury homes. We believe that any client embarking on a complex project wants a professional third party to manage it, appreciates the time savings, and wants the project to be delivered in a textbook, world-class manner.
