The area that Dallas residents are showing the most interest in so far is the ultra-luxury residences at the recently announced $1 billion Four Seasons Hotel and Private Residences Telluride.
A significant number of homes are purchased from Dallas-Fort Worth in the Telluride, Colorado, area each year, and North Texas residents are looking to do the same on gorgeous properties nestled in the San Juan Mountains.
The Four Seasons project will be located in the town of Mountain Village, Colorado, and will consist of 40 hotel residences and 28 single-storey residences, with units priced between $4 million and $40 million. There will also be 52 hotel rooms.
“Four Seasons Hotel and Private Residences Telluride will be especially attractive to the large number of seasonal tourists, second homeowners and investors travelling between Dallas-Fort Worth and the Telluride, Colorado, area,” said Bill Fandel, founding broker with Compass in Telluride, who is marketing the property with Brian O’Neill of Telluride Properties.
The single-story private residences will have two to six bedrooms and measure up to 7,553 square feet. The hotel residences will have one to five bedrooms.
Pre-sale prices reached $22 million per unit.
“Over 20% of annual real estate purchases in the Telluride market originate from Dallas-Fort Worth,” says Fandel, “and an even larger percentage of transactions, especially those over $5 million, are from Dallas-based buyers. The synergies between these communities have been forming for decades.”
Florida real estate developers Fort Partners and Merrimack Ventures are jointly developing the hospitality property, which will consist of three eight-story buildings on four acres of land.
Olson Kundig led the architectural vision for the private residence.
Residence amenities include ski-in/ski-out access, a fitness center, spa, indoor lap pool, outdoor hot tub, underground parking and more.
The Residences at Four Seasons Telluride moved from the pre-sales phase to the sales phase on May 30th.
