According to Remax, there were more than 13,000 active listings in Dallas last month, up about 31% from last year.
DALLAS — The Dallas area ranked second in the nation for home sales and new home listings last month, according to new data from real estate company ReMax.
According to Remax, 8,444 transactions closed in Dallas in April, up from 78,685 last year. There were also more than 13,000 properties listed in Dallas last month, up nearly 31 percent from 10,175 last year.
Nationwide, in the 50 metropolitan areas surveyed for Limax’s National Housing Report, new listings increased 6.3% in April from the previous month and 18.2% from a year ago.
Remax’s national housing report is based on Multiple Listing Service (MLS) data from 50 markets surveyed across the country.
According to the REMAX report, Dallas housing inventory is up 49% year over year, and home prices are up 1.5% from last year. The median home price in the Dallas area was $405,000. According to data from the Metrotex Association of Realtors, Dallas-Fort Worth area housing inventory was at 3.2 months’ worth in April. A six-month supply is considered a balanced market.
Nationwide, the median sales price rose 2.9 percent from March to $437,000, the highest price in more than two years, according to ReMax.
“We’re off to a very positive start to the busy homebuying season. Increases in home sales, new listings and homes for sale point to a more active and balanced market,” said Amy Lessinger, president of ReMax. “This has happened without a significant decline in interest rates, suggesting buyers and sellers are less likely to delay their plans this year. More sellers are entering the market, and they’re finding buyers willing to purchase.”
