Farmers Branch-based Centurion American Development Group has announced a new 1,050-acre housing development in Pilot Point called Bryson Ranch, which the company said is in high demand due to its proximity to Ray Roberts Lake and easy commute to cities in Dallas, Denton and Collin counties.
“The City of Pilot Point has been an exemplary partner for many years,” Centurion American Development Group CEO Mehrdad Moayedi said in a statement. “We are excited to play a role in the community-shaping growth and development throughout this highly sought-after area of Denton County.”
Moayedi has a long history of developing various properties in North Texas, which we wrote about in 2020 .
Bryson Ranch joins other Centurion American developments in Pilot Point, including Creekview and Moberly Farms, with a total of more than 7,300 new homes planned for the city.
Centurion American said through Bryson Ranch it will offer a new generation of homeowners a range of contemporary and classic home options.
Development details, including five contracted developers
Bryson Ranch is located north of Moberly Road between Wright Ranch Road and Hames. It will include approximately 3,000 lots measuring 40 to 60 feet, plus an additional 120 townhome lots measuring 25 feet by 95 feet. Construction on Bryson Ranch is scheduled to begin in late 2024, with the first lots expected to be delivered around early 2026.
Centurion American said it has already signed contracts with builders for the development, including D.R. Horton, Beazer, First Texas, Ashton Woods and M/I Homes.
According to developers, Bryson Ranch will offer a wide range of amenities on the approximately 20-acre site, including four amenity centers, two of which will include resort-style pools and fitness centers.
Other amenities will include playgrounds, sports courts, park space and walking trails, and an additional pocket park will provide more green space, according to the company.
Centurion American plans to dedicate two acres of the development to a future EMS facility. Bryson Ranch also includes about 60 acres of commercial space and 60 acres of multifamily housing space that will be developed by other partners.
Pilot Point is Texas’ Main Street City
So what’s in store for more than 7,300 potential new homeowners? According to the Pilot Point Municipal Development District, the town is “perfect for outdoor enthusiasts, with its proximity to Ray Roberts Lake, numerous equestrian trails and easy access to numerous mountain bike trails (including the Greenbelt multi-use trail system). Pilot Point is Texas’ Main Street City, offering historic landmarks, shopping and dining on the plaza, and numerous annual events and festivals.”
Known for its cabinet, countertop and millwork industries, Pilot Point and the surrounding area are home to more than 350 horse farms housing everything from thoroughbreds and world champion quarter horses to Appaloosas and Arabian horses, according to the city development district.
More than 100,000 homes to be built across North Texas
Since 1990, Centurion American has developed more than 100,000 single-family lots in dozens of communities throughout North Texas.
In 2022, Centurion American acquired the 241-acre Southfork Ranch in Parker, famously known as the setting for the popular TV series “Dallas.” Centurion bought the property with plans to give the property’s famous ranch neighbors. The company said its development plans for the property include “larger residential lots” and will preserve the landmark mansion where J.R., Sue Ellen and Bobby once roamed.
In 2023, the company unveiled 1876 Country Club in Celina, named for the year the Collin County city was founded.
The luxury country club will be built in the Legacy Hills development in Celina, according to Centurion American Inc. The company noted that while a number of new golf courses have opened in North Texas over the past few years, most notably PGA Frisco’s two championship courses, it’s been a long time since a new country club has opened in the region.
