Tracy Belt: There is also the uncertainty of commission litigation. Sitzer's case has been decided and is on appeal, but there are a ton of copycat lawsuits across the country. Agents and brokers are nervous. How do you coach that fear? What are your recommendations for future agents and brokers?
Julie Harris: The first thing to remember is that change doesn't happen overnight. It's hard to imagine that everyone would wake up and the world would change completely. That's unlikely. We have to remember that there are literally hundreds of years, millions of transactions, and millions of real estate professionals who have been doing things in a way that makes sense for a very long time. And it is very unlikely that you will suddenly try to change it.
When Sitzer was selected, some of the first people to call wanted to get their facts straight. Sure, it's more negotiable, but there's no noticeable change. We need to be more transparent. They are more cautious with their buyers. They are doing something radical called a buyer presentation. We are used to listing presentations.
