Developers are giving a first look at two new high-rise buildings planned for the Uptown area north of downtown Dallas.
Kaizen Development Partners and public broadcaster KERA announced in September that they had formed a partnership to build a mixed-use project called Chalk Hill on the station's property along Harry Hines Boulevard at Wolfe Street. .
KERA will sell 2.4 acres of the campus to Kaizen, which has a track record of building offices in Uptown, Allen and McKinney. KERA will also build a new headquarters and studio on part of the site, with construction expected to begin in the second half of next year.
Detailed plans for the development were submitted to the Oak Lawn Commission Tuesday night.
The project will include a 21-story, 396,000-square-foot office tower. A 27-story, 287-unit residential building. The retail space is 19,725 square feet.
Kaizen has already obtained a use zone to build a high-rise office building and is seeking a special use permit for a residential tower with ground floor retail space. The building will be supported by a combination of underground parking and garage parking.
Kaizen is partnering with Crescent Communities on the high-rise apartment complex. Architects BOKA Powell, WDG and SWA Group are working on the project.
The Chalk Hill site is located near the Dallas North Tollway entrance and adjacent to the growing Harwood neighborhood. The Katy Trail is also accessible from the property.
This development is Kaizen's third major project in downtown Dallas. The developer last year opened the 25-story Link in an uptown office tower on Olive Street north of downtown.
Kaizen is also a partner in the $1 billion Field Street District planned for the south side of the Woodall Rogers Freeway near the Perot Museum.
