East Dallas continues to evolve as its population grows. With the introduction of new facilities, real estate, supermarkets and education, residents can look forward to development developments that could significantly alter the historic district.
Here's what we know so far about neighborhood development, based on the recent 2023 Economic Report from the Greater East Dallas Chamber of Commerce.
gaston avenue
Construction has begun on a 106-unit townhome project on Gaston Avenue, with completion scheduled for 2024.
Additionally, prices start at $500,000 for five-acre lakeside properties with two- and three-bedroom townhomes. This property is located next to Arboretum Village Shopping Center.
old east dallas
Kiva East is an 87-unit multifamily development offering affordable and market-rate housing. The site is currently under construction at 4806 Eastside Avenue in Old East Dallas. Additionally, the building and Bezos Academy have signed a 10-year lease to provide tuition-free, Montessori-inspired preschool at the development. It is scheduled to be completed in the second half of this year.
far east dallas
For a bit of a change from housing, Far East Dallas recently opened El Rio Grande Latin Market. As part of a public-private economic development effort, the 59,200 square foot grocery store is part of an economic development agreement with Vista Property Company. The contract included a $7.4 million investment in improvements as part of a $1.3 million economic development initiative. A shopping center centered around a supermarket.
deep elm
august real estate companyThe Dallas-based real estate company that owns the Wells Fargo Lakewood Tower and Continental Gin Building at Gaston & Abrams has acquired 17 buildings in Exposition Park. The newly purchased property is approximately 400,000 square feet between Deep Ellum and Fair Park.
Currently, August Real Estate owns and manages properties in East Dallas that total up to 650,000 square feet.
white rock bluffs
Construction is expected to begin later this year on 34 single-family homes, with four- and five-bedroom homes starting at 5,000 square feet.
While some construction has begun, another single-family home, Storybilt, near White Rock Trail and Walnut Hill, is facing development delays due to funding issues. The property, soon to be known as the Goose of White Rock Valley, was purchased by the Richardson Independent School District (RISD). The purchase was intended to build a new White Rock Elementary School, but parents objected to the location.
New companies and neighbors continue to enter the region in response to public-private funding partnerships, including the $7.4 million Vista Property deal.
