The Dallas-Fort Worth air-access community will be one of the largest in the country once the expansion is complete.
Pecan Plantation in Granbury, about 35 miles southwest of Fort Worth, is adding a second runway on the east side of the development and is selling residential lots with direct or taxi access to the runway.
Half of the new lots have already been sold, said Zach Milton, a land consultant for Patten Properties, the Florida company working on the project. Of the 120 planned lots, about 50 to 60 remain. Two will have direct access to the runway, and the rest will be accessible by taxi.
Prices for taxi parking spaces range from the high $100,000s to the high $200,000s. Parking spaces directly on the runway can cost more than $350,000. The parking lots have utilities including water, sewer, electricity and high-speed internet, Milton said.
Milton estimates that there will be 400 residential sites with runway or taxi access, making it one of the largest airport parks in the country after Florida’s famed Spruce Creek.
“By my research, we’re the second-largest airport community in the country,” he said. “When you take into account amenities and everything else, we’re clearly the leader… We’re more than just an airport park, and I think that’s the real draw here for pilots and their families.”
Pecan Plantation is known as a place to live that is easily accessible by plane, but you don’t have to be a pilot to live here.
Most of the 4,200 acres of development land is remote and inaccessible from the airfield. About 1,000 acres are under development, and Patten plans to sell the remaining 600 to 700 lots, ranging in size from a half acre to seven acres.
Pecan Plantation will have a total of about 4,000 homes when completed, Milton said. The gated community, located on the banks of the Brazos River, will have amenities such as a marina, an 18-hole golf course, a country club and a pool. The development also has a grocery store, a gas station, a bank, a veterinary clinic and a medical facility.
This site was once the largest pecan grove in Texas.
“People can basically go out and drive around the orchard and point to the areas and actually pick out their plots,” he said. “Whenever they’re ready, they can build on it. … It’s basically a city within a gate.”
