A new mixed-use apartment community is coming to one of the most walkable areas in downtown Dallas. Construction of his 16-story Modera St. Paul, located in the city center's East Quarter neighborhood, is underway by Mill Creek Residential.

Designed by Dallas-based WDG Architecture with interiors by Portland-based Vida Design, the development will offer 333 apartments and approximately 4,000 square feet of retail space. Located at 400 South St. Paul Street, it is at a major intersection of Dallas' employment, civic and cultural districts, with numerous hotels, restaurants and parks contributing to the vibrant downtown district.
Michael Blackwell said the unique area of downtown has benefited from “significant private investment” in the farmers market and East Quarter, as well as public and private investment in nearby parks.
Blackwell, Mill Creek Residential's senior managing director of North Texas development, said in a statement that the area is “a highly desirable place to live due to its proximity to everything residents desire in urban living. It continues,” he said.

Modera St. Paul is within a 5-minute walk of the Main Street District, AT&T's global headquarters, the Discovery District, the Dallas Farmers Market, City Hall, and the Dallas Central Library.
Several destination parks with year-round programming are within walking distance of the project, including Carpenter Park, Main Street Gardens, and Harwood Park, which is under construction just a half-block from Modera St. Paul.
Amenities necessary for 21st century living
Millcreek said Modera St. Paul will be built to NGBS Bronze standards and feature one-, two- and three-bedroom homes with carefully selected den layouts optimized for hybrid workers. .
Other amenities include a rooftop deck, sky lounge, 7th floor amenity deck with outdoor swimming pool, grilling area, fire pit, outdoor dining, landscaped courtyard, resident clubhouse, coffee bar, private meeting room, pet spa, dog park, Millcreek said it will be a club-quality fitness center with cardio equipment and a yoga studio.

The company says residents will have access to work-from-home space, dedicated EV charging stations, reserved access-controlled parking, and a bike storage and repair room.
Modeler apartment interiors include wood plank-style floors, built-in shelving and desks, stainless steel appliances, quartz countertops, tile backsplashes, soft-close cabinetry with under-cabinet lighting, high-end plumbing fixtures, and Refrigerator with integrated water filter, in-home washer and dryer, walk-in closet, and private patio or balcony.
Bathrooms will have custom backlit mirrors, double vanities, walk-in showers and tile floors, Millcreek said. Some homes include moveable kitchen islands, mudrooms, separate dining areas, and oversized bedrooms. Modera also offers residents a variety of smart home features at below-market prices, including smart thermostats, smart leak detection, guest access control technology, and ultra-fast Wi-Fi connectivity.
