A more than 277,000-square-foot office tower in North Dallas has changed hands.
TXRE Properties, a small commercial real estate investment, brokerage and property management company, has acquired Churchill Tower, located at 12400 Coit Road in the city’s Park Central neighborhood.
The 12-story building, located near the intersection of U.S. Highway 75 and Interstate 635, was completed in 1999 and recently renovated by its owners.
According to the Dallas County Appraisal District, Galveston-based American National Insurance Company has owned Churchill Tower since 2003. The company became part of Brookfield Asset Management Reinsurance Partners in 2022.
At the time of purchase, the property was 73 percent leased, and tenants included accounting and consulting firm Carr, Riggs & Ingram and dairy company Borden.
Commercial real estate and investment management firm JLL represented American National Insurance Co. in the sale of the building to secure the buyer. JLL Capital Markets’ seller representation team included Todd Savage, Ben Esterer, Megan Babovec and Andrew Griffin.
Justin Smith and Colby Dickerson of TXRE Properties represented the company in the purchase.
