Ben Caballero isn’t slowing down. After earning a place in the Guinness Book of World Records three times during his 62-year career in real estate, he’s achieved another record.

Ben Caballero already holds the latest Guinness World Records title for “Most Home Sales by a Private Seller Through MLS in a Year.” He previously held the Guinness World Records title in 2016 and 2018, and surpassed the previous record in 2020 with 6,438 home sales.
But he far surpassed that figure last year, selling 7,012 individual homes in 2023 for a total of $3.6 billion, according to MLS data.
But don’t beat yourself up for falling short: Those staggering numbers are possible because Caballero, CEO and founder of HomesUSA.com, isn’t frantically hunting down individual sellers who are ready to move. He’s the sole real estate broker for more than 60 builders in Houston, Dallas-Fort Worth, Austin and San Antonio.
This allows him to sell an average of nearly $10 million in homes every day.
“I’ve been fortunate to work in the best business in the best state in the world for over 60 years,” Caballero said.
Caballero has been in real estate since he was 21 and spent the next 18 years in the home building industry. He is a U.S. Air Force veteran and a second-generation Cuban-American from Tampa, Florida, where his parents were real estate brokers.
Caballero moved to Dallas in 1960, a move he says enabled his record-breaking career.
“Texas is the number one market for new homes in the United States every year,” he says. “Being a Texan has definitely been one of the best decisions I’ve ever made.”
Caballero first set the record in 2016 with 3,556 home sales. In 2018, he set a new world record with 5,801 home sales.
In 2022, he became the first agent ever to surpass $3 billion in sales. He also became the first independent agent to reach $1 billion in annual sales in 2015, and again a first in 2018 when he reached $2 billion.
No one knows for sure, since cave records are incomplete, but Caballero is believed to have sold more homes than any other real estate agent in history: From 2004 to 2023, he sold 61,126 homes for a total transaction value of nearly $24 billion.
