Dallas Stars owner Tom Gaglardi’s new development company plans to build its first Texas project in Austin.
Northland Living’s 35-storey luxury condo community is working with the city’s design commission.
First announced in January, the 238-unit tower, called “Luminary,” would be located at the northwest corner of 14th Street and Guadalupe Avenue, near the state Capitol and Judge’s Hill.
Northland Living is seeking to participate in Austin’s downtown density bonus program, which allows it to trade ground-floor revitalization and community benefits for higher elevations. As the company moves forward with construction of the 35-story building, it will opt into fees in lieu that will contribute to the city’s affordable housing fund.
The company hired a local team from architecture firm Page Sutherland Page to design the glass and lime-washed brick building on the 0.81-acre site.
The various sized three-dimensional arches at the base of the building were inspired by two locations: the larger arch on the east side was inspired by the Texas Capitol, while the smaller arch on the west side was inspired by the historic Maute-Myrick House.
Luminary will have 22,000 square feet of outdoor space, and each residence will have its own private balcony.
The apartments will be priced from $600,000 to more than $3 million, and Austin-based UrbanSpace LLP will lead the marketing and sales of the units.
Founded in 2023, Northland Living is a sister company of Canadian hospitality and development company Northland Properties Corporation, which also owns and operates the Sandman Hotel Group, Moxie’s and Denny’s, in addition to the NHL team Dallas Stars.
In addition to Austin, Northland Living also manages properties in Dallas and Cedar Park.
