Nelson Companies One LLC, also known as NCO Global, signed a lease for 100,000 square feet in the entire building at 8611 Ambassador Row in West Dallas.
DALLAS — A company that says it makes tens of millions of straws and other products has signed a major lease in West Dallas.
Commercial real estate brokerage Holt Lunsford Commercial announced on social media that Nelson Companies One LLC, also known as NCO Global, has signed a lease for 100,000 square feet of the entire building at 8611 Ambassador Row in West Dallas.
According to NCO Global’s website, its Cell-O-Core brand produces more than 20 million straws, stirrers, cutlery and consumables every day. Founded in 1945, Cell-O-Core’s website says it is the largest independent straw manufacturer in North America.
According to the article, industrial broker Cameron Rogers of Rubicon Representation handled the transaction. Cannon Scholz and Maddie Coffman of Holt Lunsford Commercial promoted the building.
According to Dallas County records, an affiliate of Canadian real estate investment firm Oxford Properties Group has owned the building since 2021. The Dallas Central Appraisal District estimates the building was built in 1955 and is worth just under $7.7 million, though the owners have scheduled a hearing for June 17 to challenge the appraisal.
NCO Global is based in Wadsworth, Ohio, near Akron. It makes straws, balloons and other products for the food and beverage, leisure and gas, medical and automotive industries, according to its LinkedIn profile. Attempts to reach the company and its broker were unsuccessful. It’s unclear how the company will use the space.
DFW continues to be the nation’s leading logistics hub, with companies leasing more than 10.1 million square feet of industrial real estate, the second-highest total leased area in the country in the first quarter, according to a Cushman & Wakefield report. Strong demand has spurred construction of new Class A buildings, with nearly 29 million square feet of industrial space under construction across the region, according to the firm.
The largest leasing deals during the quarter were Post Foods’ 1.1 million-square-foot lease in Willmar, Barrett Distribution Center’s 529,000-square-foot lease in Forney and Frito-Lay’s roughly 516,000-square-foot lease in south Dallas, according to commercial brokerages.
