Developers are eyeing a North Oak Cliff project that will include apartments and retail in a seven-story building.
The 138,000-square-foot project will be built on the 300 block of North Beckley Avenue near the Bishop Arts District, according to planning documents filed with the state.
The $13 million development, called The Art House, is designed by Dallas' Architecture Demarest. The project is planned as a joint venture between Strategic Builders, Omega Industries, and My Count Solutions.
The building is planned to have 70 residential units, as well as retail and restaurant space on the ground floor.
Construction will begin early next year, with completion of the building scheduled for 2026.
Several similar mixed-use buildings are already under construction in areas east of the Bishop Arts District.
Developer Alamo Manhattan Corporation is building a 210-unit apartment and commercial building at Zahn Boulevard and Seventh Street.
In 2018, Alamo Manhattan broke ground on two buildings at Zahn Street and Davis Street with 216 apartments and 25,000 square feet of commercial space.
North Carolina-based developer Crescent Communities also built a six-story mixed-use building with 300 apartments, 10,000 square feet of retail and a 13,000 square foot restaurant at Zann and Davis .
The Dallas-Fort Worth region is the most active apartment construction market in the country, with more than 70,000 rental units under construction.
