The East Dallas redevelopment project is more than 85% leased with four new leases signed.
The 50,000-square-foot building on Ross Avenue east of downtown Dallas, known as Bogart on Ross, formerly housed Dallas Can Academy.
Fort Worth-based M2G Ventures purchased the vacant education building in 2019 and converted it into a boutique office development. Dallas-based MODUS Architecture designed the project.
Four recently completed rental properties fill more than half of the building.
The largest office contract, at 10,862 square feet, was signed by Champion Management, a creative agency specializing in public relations and digital media. Moving from Addison.
“We were looking for a cool, unique space that we could transform into a creative work environment that our team would love, and that our clients would enjoy visiting. We also wanted plenty of space to accommodate our anticipated growth. We needed something, and Bogart met those requirements perfectly in every way,” Champion founder and president Rad Biro said in a statement.
Cresa's Dan Seltzer negotiated the lease agreement with Heart Commercial's Alison Johnston Frizzo and Champion Management.
Wesley, a women's wellness center, leased 8,308 square feet in the building, and venture capital firm Impact Ventures occupied 4,706 square feet. Jamie Zdunkewicz of Virgata Property Co. negotiated on Wesley's behalf. and Hart Commercial occupied 3,225 square feet in the Ross Avenue building.
“These tenants align with M2G Ventures' core values of balance, collaboration and innovation,” said Breck Besseler, senior vice president of leasing at M2G Ventures.
M2G Ventures is known for several redevelopment projects in the Dallas area. The commercial real estate firm partnered with Austin-based investor Pennybacker Capital Management to purchase the former Tuesday Morning campus near the Galleria Dallas in Farmers Branch.
The company recently sold three industrial buildings in Grand Prairie and Arlington to a New York investor.
