Fate, a fast-growing city northeast of Dallas, has approved plans for a large mixed-use development.
The $800 million Lafayette Crossing project on Interstate 30 includes 266 acres of commercial and residential construction.
The project, located between Ben Payne Road and Crawford Avenue, is described by city planners as a “vertical and horizontal mixed-use district that is an organic extension of the old downtown grid.” Masu.
Lafayette Crossing is proposed to include 186 single-family homes, approximately 1,300 apartments and approximately 900,000 square feet of commercial construction. A 120-room hotel is planned, along with more than 450,000 square feet of retail and restaurant space.
The Fate City Council approved the project this week. Zoning allows construction of buildings up to 120 feet or approximately 10 stories.
“This is an important milestone for the City of Destiny,” landscape architect Mark Meyer of TBG Partners said in a social media post about the development. “The plan includes urban streetscapes, embedded parks, vertical mixed-use centered around a signature park at the heart of the community, and the missing halfway house framework.”
Architects TBG Partners and Carrollton-based engineering and design firm JBI Partners worked on the Lafayette Crossing development plan.
More than 30 acres will be set aside for parks and open space.

Located approximately 30 miles northeast of downtown Dallas in Rockwall County, Fate is one of the fastest growing suburban communities in North Texas. In 2000, the population of this town, where 600 people lived, increased to more than 20,000.
