The developer behind Four Seasons Turtle Creek Hotel and Private Residences is developing a luxury hotel.
“We are not standing still and are moving full steam ahead,” said Richard Friedman, president and CEO of Carpenter & Company.
The upcoming Four Seasons, located on Turtle Creek Boulevard in Dallas between Cedar Springs Road and Dickason Avenue, will have 205 rooms, Friedman said.
The number of rooms is slightly fewer than the previous 233 rooms, and the changes include higher ceiling heights in what will be the tallest tower in the Turtle Creek Corridor.
The property's residences will continue to consist of 118 condominiums with double-height balconies.
Architect Pelli Clark & Associates designed the building in collaboration with Dallas-based architecture, interior design and advisory firm HKS and landscape architect SWA Group.
Texas-based law firm Winstead PC is handling the legal aspects of the development.
Friedman said the residence has already received incredible interest. He expects developers to start depositing money in the coming weeks.
Modern Japanese restaurant Zuma continues to feature in the plans as a culinary attraction. The restaurant has an international presence with locations in the United States in Boston, Las Vegas, Miami, and New York.
At more than 1 million square feet, the high-rise will include two pools, a private club, and additional bars and restaurants.
A stylish entrance court formed by solar panels is part of the eco-friendly development approach. Water recycling is also incorporated.
The project, which has been in the works since 2021, could break ground at the end of this year.
Carpenter & Company also partners with Dallas-based Hillwood. Hillwood has been holding this corner since 2015.
Friedman said Carpenter had loan commitments from two financial institutions, but declined to name them.
“My desire is to build the best hotel in America here,” Friedman said. “We really feel that Dallas is becoming the most important city in the United States.”
Friedman's first hotel was a Hyatt hotel. Since then, he has led his own company based in Cambridge, Massachusetts, developing a variety of hotels, residential, and mixed-use developments. These include the Liberty Hotel in Boston's Charles Street Prison, the Charles Hotel near Harvard University in Cambridge, and the renovation of the Four Seasons Hotel One Dalton Street in Boston.
Early in his career, Friedman entered a design competition, competing among 27 candidates, to develop the building that would become the Charles Hotel. Friedman recalled that among the three finalists was real estate developer and banker Ray Nasher. This property remains one of his favorites.
