CWalking along Beverly Drive, Highland Park’s storied and prestigious neighborhood, you might be disappointed. The Dallas neighborhood has seen far too many architecturally significant homes replaced with well-made but uninteresting mansions in recent years, and you can literally see the growing pains of popular luxury real estate. But newly for sale, 3121 Beverly Drive defies new-build expectations. Three of Dallas’ top firms have pooled their talents to build a 5,631-square-foot glasshouse befitting the unique corner lot at Beverly Drive and Sewanee Avenue.
Where to start? The sculptural entry staircase, which looks very similar to the one in the Kelly Wearstler-adorned Austin Proper Hotel? Or the kitchen, equipped with countless dream gadgets, including a wine bar, wet bar, coffee station and even cupboards.
The material certainly attracts attention. It’s lined with 14-foot-tall glass windows and doors imported from Portugal, his Ceppo Di Gre custom stone imported from Italy, custom fumed oak cabinetry, and richly textured wallpaper. Many fancy appliances in the house are all Gaggenau wolves.
But perhaps the most interesting effect at 3121 Beverly Drive is how landscape architects from three Dallas firms, Smitharc Architects, Joshua Rice Design, and Paper Kites Studios, worked together to design a quiet, meaningful flow. You can see the placement of brick and concrete walls to create an intimate space within the spacious glass room. Or how an airy, sunny yoga studio coexists harmoniously with a warm, windowless TV room. Behind the scenes, Paper Kites (the same studio that designed his My Best Friend’s Park in Clyde Warren) has designed a minimalist dream entertainment oasis.
3121 Beverly Drive is one of Highland Park’s newest Dallas properties and is listed with Becky Frey of Compass Real Estate. The five-bedroom, five-bathroom home is currently listed at $8.695 million. All photos courtesy of Compass.
