Another skyscraper may be coming to Dallas' Victory Park development.
Houston-based Hines is mulling plans to build one of the final sites in a 75-acre mixed-use development northwest of downtown Dallas.
Hines manages a vacant building site on Victory Avenue next to the One Victory Park office tower. The property is celebrating its 25th anniversary and is one of the few vacant properties left in the development.
In 2021, Hines completed Victory Park's tallest tower, the 40-story Victor Apartments, located across from American Airlines Center, where the Dallas Mavericks and Dallas Stars play.
Now, it appears the developer is considering another high-rise residential project.
Architects Muñoz + Alvin, the same firm that designed Hines' Victor Building, recently released renderings of a 23-story apartment tower it says it is designing for Hines and Real Estate America.
The project, called Aire, will include an eight-story “mid-rise” building.
“This is a significant addition to an already vibrant area and will fill one of the last remaining parcels of land in the district,” Muñoz + Albin wrote in a description of the project that was later removed from its website. ” he said. “The tower offers stunning Dallas skyline views and unrestricted views all the way to the Trinity River Park open space corridor.”
Hines officials say it's too early to talk about plans for the Victory Park site.
But the architect said the design of Victory Park's new building follows “the popularity and success of The Victor”.
The Victor building includes 344 luxury apartments and ground floor retail space.
Hines is also building a 345-unit, 22-story apartment tower as part of the Maple Terrace development in Uptown Dallas.
