Texas Land Construction's Lennar Homes has plans for a residential community in Cedar Hill.
The company, a subsidiary of Miami-based homebuilder Lennar Corp., plans to break ground on a new 246-lot project called Addison Hills, according to a filing with the Texas Department of Licensing and Regulation. Further work, classified as new land development, is expected to begin in April.
Cedar Hill's proposed Addison Hills development will feature up to 246 single-family homes, most of which will be at least 2,000 square feet, according to city records. One-tenth of the homes in the community may have floor space as small as his 1,440 square feet.
The Addison Hills development in southeast Dallas County is nearly 69 acres, records show. Located on South Duncanville Road, approximately five miles south of Beltline Road, the community will have 11.9 acres of open space.
Barraza Consulting Group, a Richardson-based structural and civil engineering firm, is listed as the design firm for the land development work.
An entity affiliated with Trez Capital, a Canadian-based investment firm and non-bank commercial real estate lender, purchased the land in 2022. County filings show that Renner entered into an option agreement with Trez Capital that year that allowed the builder to purchase the site.
Several other Cedar Hill communities have recently delivered new homes or are under construction. This includes Dallas-based Republic Property Group's build-to-rent Cottages project in Waterford and the recent Stone Hill phase of new homes by DR Horton in Arlington.
