The median home sales price in the region was $507,000 in December, according to monthly real estate statistics released Tuesday by Greater Piedmont Realtors, which serves Culpeper, Fauquier, Madison and Rappahannock counties. , which was 11.4% higher than a year ago.
Sales activity in December was up 18.2% year over year in most parts of the region, said Steve Gardner, president of Warrenton Realtors Greater Piedmont. He said the median sales price is up $52,000 from a year ago.
The number of active listings in the region continued to decline, down 12.1% from December last year. Gardner said sales declined in 2023 as a result of rising interest rates and inventory constraints.
“We expect home sales activity to improve in 2024 due to lower interest rates, but inventory may still be tight,” he said. “So when buying or selling a home, be sure to work with a local real estate agent to get the best professional advice and representation for your most important investment.”
