As Canadian coffee shop chain Tim Hortons expands into the Dallas-Fort Worth area, its first store in Tarrant County is planned for Saginaw.
Executives with Blazing Hospitality, the company developing the retail space, said earlier this month that Tim Hortons is one of the tenants in the new retail hub being built at 1005 N. Saginaw Blvd.
Blazing Hospitality is developing a more than 8,000-square-foot building in the northern city of Fort Worth on a nearly one-acre site that previously housed a dilapidated metal building.
Blazing Hospitality President Sumit Shah said the Tim Hortons will be approximately 2,000 square feet and will also include a drive-thru.
Canada-based Tim Hortons has a large footprint in its home country, known for its coffee, donuts, and breakfast and lunch foods. However, we also have locations throughout the United States, including the Houston area.
The chain is currently looking to expand in Texas. In DFW, the Dallas Business Journal previously reported that the proposed construction site is at 440 North State Route 121 in Coppell. It is possible that it will start in the third quarter. Another location is under construction in Denton, WFAA reports.
Ryan Ferranti, head of business development for Tim Hortons US, said the company will resume its domestic expansion efforts in 2022. The company said he hopes to open 50 to 60 stores next year throughout major Texas cities, including Dallas-Fort Worth, Houston and Austin. 5 to 7 years.
The company considers factors such as morning traffic demographics to determine site selection. Texans overall are consuming more quick-service restaurant meals, he said. People from the Northeast and Midwest who are familiar with the Tim Hortons brand are also moving to southern states like Texas, Florida and Georgia. He believes many Canadians are also visiting the Lone Star State.
“We're not trying to build a business just for Canadians,” Ferranti said. “We believe we have a great product and a great offering for the entire market. But when we enter a new market, we need brand evangelists and Canadians in the region to spread the word about us. I think it will be beneficial for him to help us with this.''We're off to a strong start.''
The Saginaw franchisees are Ali and Emad Lakhhani, brothers who spearhead Tim Hortons' other North Texas stores and oversee the Houston store through TH of Texas LLC.
The Lakhanis did not respond to requests for comment.
Shah said the franchisee was looking for a smaller market with less competition and found it in Saginaw, which has an estimated population of about 25,000 people in 2022, according to U.S. Census Bureau data. .
“There's no one else,” he said.
Firehouse Subs and Liquorland have also signed on as tenants in the Blazing Hospitality development. Approximately 1,250 square feet is available for his fourth tenant. Vision Commercial handles leasing.
Shah said construction should be completed by the end of the year.
The City of Saginaw has approved grants of up to $25,000 to developers through Chapter 380 Incentive Agreements to help fund the demolition of long-vacant buildings, according to the Texas Comptroller's Local Incentives Database.
An affiliated company, SP WA Development LLC, purchased the property at 1005 N. Saginaw Blvd. Tarrant County property records show he took out a loan for about $2.6 million on May 17.
Blazing Hospitality is a Fort Worth-based real estate development company with a $150 million portfolio that includes quick-service restaurants and retail stores. It also has a residential division, building luxury homes next to Citigroup's Las Colinas office campus.
