Living in Dallas may not be as affordable as it used to be. But three DFW-area cities remain bargains, according to a new report on the “Top 20 Fastest-Growing Affordable Suburbs in America.”
DFW suburbs Little Elm and Burleson both finished in the top 10, with Rockwall coming in 20th.
The report notes that some suburbs have stagnated as people move to more walkable city centres. However, the lure of space and safety remains appealing to many homebuyers.
little elm, located north of Dallas and on the northeast corner of Lake Lewisville, earned the No. 4 spot in the survey. The cozy lakeside setting and low housing prices make it an attractive destination for first-timers.
“Little Elm has more shoreline than any other Dallas suburb, so you can take your free time to stop by one of our multiple marinas or bring a snack and enjoy the July Jubilee fireworks display.” says the report.
Home prices in the city remain under $500,000, with the average being around $429,799. However, the report warns that as Little Elm grows in popularity, its affordable appeal could be lost over time.
The Dallas suburb has experienced explosive growth of 17.3 percent since 2020, according to the study. Previous U.S. Census reports also confirmed Little Elm's rapidly growing population.
burlesonLess than 26 miles south of Fort Worth, home prices in the Fort Worth suburb are much lower than in Little Elm, at $318,568. According to this study, Burleson residents pay far less than most Americans, allowing residents to spend more while still enjoying the best parts of living near Fort Worth. .
Burleson's population growth rate was 11.2% in 2020, according to the report. The city's rapid expansion and rich history may also attract new residents.
“Burleson struggled during the Great Depression and maintained a population of just a few hundred people,” the report states. “Today, jobs and people are back in droves. Burleson's population has grown from just over 46,000 in 2017 to more than 53,000 today.”
Georgetown, a suburb north of Austin, takes the lead as the fastest-growing suburb in the U.S., with the city posting a 26.7 percent growth rate since 2020, according to the study. The average home price in Georgetown is $453,376, which is significantly higher than the average home price. A home in the suburbs of either Dallas or Fort Worth.

The report defines suburbs as cities “other than major cities” within metropolitan areas with a population of less than 100,000. More than 800 suburbs were surveyed based on 2020 and 2022 U.S. Census Bureau population estimates and narrowed down to the final 20. We also defined an “affordable” category by using the Zillow Home Value Index for single-family homes to categorize cities where the average home price is less than $500,000. houses.
